Arriving at a Listing Price for your home...

If you begin marketing your home with a price that is too high, you may have just added to your stress level.  A price that is too high, may effect the number of showings. Your listing agent attempts to sell your home to a perspective homebuyer through advertising efforts that would not be very efficient. Listing agents also market and promote your home to the hordes of other local agents who also work with homebuyers which affects the number of an increasing personal sales force. During the first couple of weeks your home should see a flurry of activity with buyer’s agents coming to preview your home so they can sell it to their perspective clients if the home is priced right. If, however, your home is overpriced by the listing agent's view of the marketplace or by the homeowner's insistance, fewer agents will preview your home. After all, as agents and it is their job to know local market conditions and home values. If your house is dramatically above market, why would agents waste their time and get their buyers excited about a property that would possibility be unavailable to them at a realistic Comparitive Market Price?  Later, when you decide to drop your price, your house is "old news." You will never be able to recapture that flurry of initial activity you would have had in the first few weeks.

Selling Your Home

A house with impressive "Curb Appeal" could say buy me to that client that drives up with the real estate agent to view it. Homes that "sparkle" sell faster than neighboring properties that are shabby and rundown. With so many properties on the market at this time, those that reflect Pride of Ownership stand away from other competing properties in the marketplace which represent a lack of care and maintenance.They sell faster and usually bring a much higher sales price. The perspective home buyer feels comfortable and is reassured in knowing that the home has been been maintained with love and should therefore result in fewer problems. It is important that you as a homeseller take the time and effort necessary to prepare your home for "visitors" for their first impression is most important.  Remember that you only get one chance to do that.  A buyer relies heavily on the first few moments spent as a "visitor" in your home.  Dont waste your time or that of your agent...get busy and prepare your home for the market.  Time spent on making your home free of problems should bring additional revenue to you.  Look at your house through the buyers eyes. Does it say "Buy Me? Curb Appeal" is the First Impression of your home and the interior presentation is the Lasting impression...  As a rule, the more time the home is on the market the lower the offer price from perspective buyers.   Doing things right from the beginning could bring about a successful sale and closing.

Enhancing the Exterior:

* Keep the lawn looking it's best by cutting, edging and watering regularly
    * Trim Shrubs, Trees, and add colorful flowers that are in season
    * Remove debris in and around the yard.
    * Repair any damaged roof shingles to prepare for a roof inspection
    * Repair any peeling paint, including trim, front door, stucco or siding
    * Remove any RVs or unsightly vehicles to give a feeling of spaciousness
    * Reseal any cracks in driveway or walkways
    * Check pool to make sure interior finish and all equipment is in good repair

Enhancing the Home's Interior:

* Do a thorough cleaning of all rooms, including basement, attic and garage
    * Remove and store excess furniture to make the rooms appear larger
    * Repair all interior walls and woodwork and repaint where needed.
    * Replace any missing or broken tiles at bathroom, kitchen or floors
    * Reglaze any broken window panes and replace missing or torn screens
    * Update kitchen with as little outlay of cash as possible
    * Repair or replace worn floor coverings using neutral colors
    * Check mechanical systems - Plumbing, Electric, A/C, Heating

Be proactive with negotiations when you receive offers; work toward a successful close. The sooner your home sells, the sooner you can move forward.
